We quote per property rather than from a price list, because two homes of the same size rarely need the same work. Here's how the number gets built and what changes it.

Keep them. A lot of agents have a photographer they trust. We work around whatever you have covered and handle the rest.

How we quote

One bundled price.

Every trade, plus the sequencing, plus a single invoice. You approve one number rather than five.

Quoted to the property.

Priced to what the home actually needs, not to a flat menu. A property needing repairs and paint prices differently from one needing a clean and touch-ups.

Typical range.

Most listings fall between $1,500 and $2,500. Lighter jobs sit below that; properties needing significant repair or full repaint sit above.

What moves the number

Scope, more than square footage.

A smaller home with a long repair list often costs more than a larger one that just needs cleaning and photographs.

Condition.

Occupied and lived-in properties generally need more than vacant, recently-updated ones.

Season.

Landscaping and exterior work vary through the year and aren't always applicable.

What doesn't happen

No surprise invoices.

If the scope changes once work starts, it comes back to you for approval first. You'll never see a line you didn't agree to.

No retainer or minimum.

No monthly cost, no volume commitment. Use us on one listing or on all of them.

No charge for quoting.
